Is Omiš a Good Base for a Villa Week?

Twenty six kilometres from Split, sand instead of pebble at the town beach, and the villas strung along twenty kilometres of coast behind a single road.

Omiš sits at the mouth of the Cetina, some twenty five kilometres south of Split, where the river cuts out of the mountains and the road squeezes between cliff and water. The county tourist board counts about twenty kilometres of coastline running south from it, and that coast, not the town, is where the villas are.

Is Omiš a good base?

Yes, for a group that wants a pool, wants the water shallow at the shore, and accepts that Split is a drive rather than a walk. The Old Town is about twenty six kilometres, about thirty three minutes by car outside August traffic.

Two things separate this stretch from the rest of the Split coast. The first is sand. Velika plaža in the town centre is the biggest sandy beach here, and the tourist board says you can swim a hundred to two hundred metres out and still have your feet on the bottom. Duće, immediately north, adds a run of shallow sand one riviera guide puts at four kilometres. Almost everything else along this coast is pebble.

The second is the river. The Cetina canyon opens straight behind the town, so rafting, canyon boat trips and a zip line of two thousand one hundred metres of cable sit fifteen minutes from the house rather than a day trip away.

If anyone in the group is under about eight, put Omiš at the top of the list before you look at a photograph.

Neither coast gives you Split on foot. Decide whether the week is built around the beach or the city, and is Podstrana a good base argues the other side.

Where are the villas on the Omiš riviera?

Eleven settlements run north to south from Split towards Makarska: Podstrana, Jesenice, Dugi Rat, Duće, Nemira, Stanići, Čelina, Lokva Rogoznica, Mimice, Marušići and Pisak. On the riviera listing we checked, Duće carried more villas than anywhere else by a clear margin, then Brzet just south of the town, then Stanići, Lokva Rogoznica, Mimice and Pisak, with a scatter inland at Tugare, Borak and Gata. Houses ran from four bedrooms sleeping eight to eleven bedrooms sleeping twenty two, almost all with a pool.

They are not interchangeable. Stanići is an old fishing settlement with long pebble beaches and the cove of Velika Luka, where the tourist board promises one of the most beautiful sunsets on the Adriatic. Mimice and Medići have the restaurants, the small shops and the alleys of old stone houses. Marušići is pebble and gravel, flagged as suiting families with small children. Pisak is the far end, and the cove of Vruja beside it is reachable only by sea.

Then the thing the photographs hide. A sea view is nearly free here, because the slope hands one to almost every house. Sea access is not. A hundred metres to the water is a different week from four hundred metres up the hill, because the coast road runs along the shore and the houses stack behind it.

Say whether the walk to the water or the size of the plot matters more before anyone sends you a list. It halves it.

What is there to do without a car?

Less than you would hope, unless you are in the town or in Duće. From the old town you have Velika plaža at your feet, Brzet a fifteen minute walk away with pebble and pine shade, the rafting and the zip line at the river, and both fortresses on foot. Mirabela, also called Peovica, is a short but steep climb above the old town; Fortica is higher and harder and repays it with the wider view.

South of Nemira it changes. Those villages have beaches and a few places to eat, and the walk between them is along the coast road, in the dark, on a stretch built for cars. If the house is out there, budget a driver for the evenings you want out, or put a chef on the terrace: private chef for a Split villa.

Count the evenings you genuinely want to leave the house before you book a car for the week.

What does a villa week here cost?

Two houses in Duće, taken from their own listings in September 2026, both a short walk from the water and both with a heated private pool. Neither is a quote for your dates.

Twelve people in the first house in peak summer pay about EUR 417 each for the week, under EUR 60 a head a night for the roof. That is the argument for this coast in a line, and it holds against the wider bands in what a villa week in Croatia costs to rent, where comparable five bedroom houses nearer Split ran EUR 957 to EUR 1,446 a night.

Both houses hold seven night minimums through July and August, which is the rule from June to September rather than the exception. Cleaning, a refundable damage deposit, EUR 500 on one of these, and tourist tax set town by town all sit on top of the rate.

Move the week into the second half of September before you move down a bedroom. On these numbers it is the cheapest change available.

How do you get to Split and the airport?

Split Old Town is about twenty six kilometres and about thirty three minutes by car outside August traffic, longer on a summer afternoon, because this coast funnels onto one road at the Split end.

The bus is usable, which is rare for a villa area. Promet Split line 60 runs Split to Omiš and on to Ravnički Most from half past four in the morning until midnight, roughly every half hour through the middle of the day, about fifty minutes for one to three euros.

The airport is the awkward one, because it sits on the far side of Split: about forty kilometres by road, about forty seven minutes, and a taxi around EUR 70 to EUR 90. There is no direct bus, and line 60 into the city then line 37 back out is about two and a quarter hours.

Book a transfer for arrival day and sort the rest of the week later.

Where do the boat days go from?

The harbour at the river mouth, and this is where Omiš beats every other mainland base. It is a short hop across to Brač, so the island’s coves and stone harbours are a morning rather than an expedition, and the Cetina canyon runs as a short, gentle outing with no open water at all. If Hvar, the Pakleni Islands or Vis are the days you would be sorry to miss, say so now. That answer can move the house.

Who should base in Split or Podstrana instead?

Four groups. Anyone who will not drive, since line 60 stops at midnight and the villages south of Nemira have nothing walkable after dark. Anyone whose week is really a Split week. Anyone wanting two or three nights in July or August, because the Omiš houses we priced hold seven night minimums then. And anyone whose headline day is Hvar or Vis rather than Brač.

Podstrana if you want to be closest to Split and will eat there most evenings, since it starts about eight kilometres out. Omiš if you want the sand, the river and a bigger house for the money. Both coasts hold five to seven night minimums from June to September.
